Looking 'Outside the Box'
Although important, property management is more than the mere technical process of collecting rents and service charges and organising the maintenance of property to a good standard. When preparing advice it is essential that we understand the current and future aspirations of the various stakeholders (freeholders, leaseholders and tenants) so that we can devise an estate management policy which forms an integral part of their strategy.
Residential properties can be affected, positively or adversely, by other nearby developments. Similarly, a location may be inhibited by a lack of facilities. Accordingly, we endeavour to create a forum where local issues and suggestions for improvements can be raised, considered and constructive action taken. Where appropriate, we will enter into discussions with the Local Planning Authority (at officer and/or councillor level) and other relevant organisations in order to promote the benefit of the estates we manage.
The law (case law, legislation and regulations) is continuously evolving and we believe that it is important to seek to utilise changes and identifying opportunities for the benefit of the stakeholders.
In essence, we consider that it is an essential element of our service that we actively promote suggestions to the stakeholders rather than just react to their instructions.
